Being a Realtor (although currently inactive), I knew a smart buy when I saw one! One reason we bought this home is because we noticed that the property taxes were about $5,500.00 less per year than comparable homes in the same town. This saved us $60,000.00 in 11 years.
We believe this home is in the perfect location to benefit from the lower taxes. We’ve never had to worry about water coming near our property and we’ve never needed flood insurance.

Our children have enjoyed the Little Falls schools and the recreation center which offers summer camp and lots of athletic programs including, softball, basketball, soccer, yoga classes, etc. As our youngest is soon to be off to college, we find ourselves in a home that is too large for us.
There is no extra charge for garbage pick-up as some other towns may have.
We live in one of the lowest-crime-neighborhoods in New Jersey, and always feel safe walking at night. It was very important to us to raise our children in a low-crime area.
